The already made choices are a blend of a restoration and renovation approaches, for this building dates from 1860 (which offers the extra charm of e.g. hardwood ceilings on the ground floor). Also: brand new roof with natural ceramic tiles, high-performance glazing with burglar proofing, entirely renovated electrical installation with future-proof circuit present for solar panels/battery and charging station, two new panoramic windows (dining room and master bedroom) with a lovely view of the surrounding fields and pastures, new ventilation unit (D+ type), fully equipped open kitchen with massive wooden furniture and blue stone tops and a magnificent soapstone wood stove with oven that guarantees off-grid independence no matter what happens. I didn’t insulate the exterior facade to allow the new owner(s) to choose material and colour, but also to get the premium when the house becomes free of the obligation to renovate (see graph from EPC report - you get C by just insulating the outside). Currently, the house is just short of an E despite the big investment (windows, roof, ventilation, electrics). This does however still make you eligible for a Flemish renovation loan.
