Casa Lapi - GratteriLost in the atmospheric cobbled streets of the ancient hilltop village of Gratteri, Casa Lapi is a rough gem that is available for an incredible price. A corner property on three storeys, it has an unusual floor plan which branches out like a tree on the top floor. In need of some attention, it is nonetheless habitable as it is, and the renovations will not need to be exhaustive. Rather, a little modernisation and some decoration to reflect the historic context, and you will have a beautifully positioned holiday home near the Sicilian north coast.Cosy accommodation in a charming corner of townThe ground floor is mostly taken up by an entrance hall which doubles as a utility room. A large old sink sits underneath the electric boiler which provides hot water to the adjacent bathroom. This contains a miniature tub with a shower attachment. On the first floor is a small bedroom, with a window overlooking the narrow street in front of the property. The well-presented marble stairs lead up to the top level, at which point the interior becomes noticeably more roomy and also much lighterA window onto a historic and naturally beautiful regionThe second floor is split in two; a kitchen with enough space to accommodate a dining table, and a large living room with a balcony at the far end. This could also be a bedroom if you prefer to wake up with the sunlight. The balcony overlooks the nearby streets but also gives you a view of the surrounding mountains and hillsides.Gratteri stands at 650m above sea level, midway into the great range of the Madonie Natural Park, whose tallest peaks are at 2000m. It is even possible to ski towards these altitudes, in the island's short winter months. The Mediaeval town grew up in the eleventh century around a castle whose ruins are still evident today. With a hilltop position it commands incredible panoramic views of the green hills and sparkling turquoise sea just seven kilometres to the north. Plot Galia - MontallegroDescriptionThe Galia property near Montallegro is very close to the Torre Salsa beach and is located in the nature reserve of the same name. The access is initially perfect on an asphalt road, which becomes a gravel road after approx. 1 km. It is only a little steeper shortly before the rustico. The plot is rectangular and measures approximately 480m x 40m. There is a rustico of 53 square meters on the plot. The owners had already commissioned an architect who had developed and presented a corresponding project. The project was stopped because the owner unfortunately passed away.SurroundingsThere is a water and electricity connection nearby. Access is possible via a dirt road.OpportunitiesA small paradise could be created here. We are thinking of a kind of tiny house; you can build a nice country house with a covered terrace and possibly a pool for little money, even if it is only a short walk to the sandy beach. The WWF nature reserve is known for its water turtles and various bird species. - A place of total relaxation and respect for nature. There are good shopping facilities in nearby Montallegro and many interesting excursion destinations in the surrounding area such as Eraclea Minoa, Sciacca, Agrigento etc. Meer weten?
La Casina - TorremuzzaAlmost directly on the sea, the charming old home that is Casina Torremuzza is an historic gem. Roughly a third of a noble old villa built by a landowning family a couple of hundred years ago, it offers a spacious 240m2 of indoor space, with some superb views of the beach and Tyrrhenian Sea.This is divided between a long, thin portion of the ground floor, a wider slice of the first floor, a converted loft and a fully-independent annexe in the garden which is a cosy studio apartment in its own right. With shared use of the spacious green gardens, it is a lovely spot in which to escape from the stresses of day-to-day life.Timeless Design and Durable CraftsmanshipThe ground floor comprises a long, thin living room with a smoothly arched ceiling, and a fully tiled Sicilian kitchen. With a blue and white majolica print used not only on the floor but also the built-in units housing the cupboards, worktop and even the oven, it is a friendly and characterful space in which to cook and eat, with ample room for a breakfast table.Upstairs, six rooms of varying sizes are arranged in an interconnecting floor plan. At the moment two of these are bedrooms, but it would be easy to see that number rise to three or even four. The two rooms at the front of the property have balconies with completely unobstructed sea views. There are also two bathrooms with showers. Upstairs again is a loft conversion which could be a further bedroom, and last but not least the outbuilding is the perfect base for guests who want a little more independence, or the heaviest snorer in the family!Natural Beauty from Sea to SkyThe stretch of coast where you will find Casina Torremuzza is between the small beach towns of Castel di Tusa and Santo Stefano di Camastra, about half an hour east of Cefalù on Sicily's north coast. Inland, the hills of the Nebrodi Natural Park begin to rise, making this a fabulous holiday spot for nature lovers and outdoor enthusiasts.Despite its obvious beauty, the region is entirely untouched by mass tourism, and you will find this a perfect base from which to discover a traditional and authentic side to Sicilian life. For a full description of the property please visit our website Meer weten?
Appartamento Bitta - BagheriaCompact but practical, and with a great old town location, Appartamento Bitta is a one-bedroom, ground floor flat in the heart of Bagheria. With all of the attractions of the town within easy walking distance, and the beaches of the Capo Zafferano peninsula just a stone's throw away, this is a great opportunity to get yourself a holiday home in Sicily without leaving the area of Palermo.Smartly Designed and Well PresentedWith about 50m2 of internal space made to feel deceptively spacious by high ceilings and a minimalist design, the apartment is divided into four spaces: kitchen, living room, bedroom and bathroom. There is also some storage in a little loft. The bedroom is the biggest of the four, with plenty of space for a double bed and other furniture. The exposed wooden beams on the ceiling lend a nice rustic touch. The living room and kitchen are neat and functional, and the bathroom contains a box shower.A Lively and Traditional CommunityBagheria is a socially active town of about 25,000 people, which buzzes with activity all year round. The small villages which surround the town to the north, around the edge of the peninsula, are havens for great fresh seafood. The centre of Palermo can be reached in a matter of twenty minutes by train, bus or car. The Sicilian capital has expanded in recent years, but there is still a strip of green belt before you get to Bagheria, which allows the market town to retain a distinctive sense of its own identity. Hassle-free and AffordableThere is no need to spend anything on Appartamento Bitta, it is in good condition and ready to be used right away.As a budget option to serve as a base for holidays in Sicily which is convenient all year round, and not just in the high season, it is a great option for the price point, and unlikely to stay on the market for long. For a full description of the property please visit our website Meer weten?
Casa Luciano - Forza D'AgròNearly 400m above sea level but less than a kilometre from the nearest beach as the crow flies, Casa Luciano commands phenomenal views of Sicily's eastern coast as it runs south to the famous resort of Taormina. Restore a Home in the SunThe three storey property is comprised of two bedrooms, two bathrooms, a kitchen-cum-sun room and a snug living room on the ground floor which is heated by a fireplace. There is character in spades, with one unique feature the fact that the home has literally been built into the rock face against which it stands. In one of the showers, and behind the sink in the kitchen, the back wall is literally just exposed bare rock. Some work will be needed to make the most of the charming home, including replacement windows and bathroom fixtures. However, the raw beauty of this historic property, not to mention the amazing views from those upper terraces, guarantees a handsome return on your effort and investment.A Place in Cinema HistoryJust seven kilometres north of the luxurious holiday landmark, the picture-postcard village of Forza d'Agrò is an attraction in its own right, having featured in the first two films of Francis Ford Coppola's The Godfather trilogy. It's easy to see why the lovely hilltop community was chosen to evoke the Sicily of a hundred years ago... It's everything you imagine from a traditional hamlet on the island, from the narrow cobbled streets to the terracotta-tiled rooftops. The population declined dramatically over the past fifty years, but the international market has seen it start to recover in recent years, with overseas investment helping to restore a gentle bustle of activity to the alleyways and tiny piazzas of the town.Great Potential as an Income GeneratorNeedless to say, the village's proximity to the sights of Taormina and its connection to the world of cinema mean that there is plenty of potential to recoup much of your outlay in periods where you can't use the home in person. In peak season a well presented two-bedroom property in Forza d'Agrò can command up to a thousand Euros a week.Take a look through our full listing and our information-packed website to find out how we can help you manage your new purchase even after the contract has been exchanged. Casa Gullotti - San Marco D'AlunzioA pair of properties contained within the same detached villa, Casa Gullotti comprises a fully renovated and joyfully traditional three-bedroom home on the upper floor, and a restoration project space on the ground floor.Set into the hillside, just three kilometres inland from Sicily's north coast in the lower hills of the Nebrodi Natural Park, it enjoys fabulous sea views from the windows, gardens and all three balconies.A Classic Home Beautifully RestoredThe upper floor is a real classic of Sicilian style. The patterned floor tiles are locally produced and a great example of the design school that finished many of the great houses of the region. You will also note the quality of the marble finishings in the two bathrooms, and the characteristic fixed oven in the kitchen, built into a solid counter that has been finished in a bright checkerboard tile. The three double bedrooms are all large, and two have their own balconies. One overlooks the sea to the north, while the other gets day-round sunshine on the souther side of the property. In the middle, facing east towards the region's spectacular sunsets, is a living room with a balcony of its own. 120m2 to RenovateThe ground floor is identical in size, with a front door to the south and direct access onto the gardens. It is in need of a total renovation, including new plastering, wiring and plumbing, bathrooms, kitchen and all decoration. However, the structure of the building is sound. It is fully independent of the upper apartment, meaning that it would be perfectly possible to sell one on and cover the costs of the other, or to let one as a holiday home. The space outdoors is not well maintained but with some investment of time and/or money could prove a really sunny and scenic spot in which to spend long afternoons or eat outside in the warm summer evenings. For a full description of the property please visit our website Meer weten?

The windows are new and in modern PVC. An air conditioning unit has been purchased for the home and only needs to be installed, while on the roof a water tank is powered by a pressure motor to guarantee a steady supply whatever the season.A welcoming and international townIf you've been following our agency for any amount of time you'll no doubt have noticed how much we love to promote Collesano before. But you might not have heard much about it anywhere else - the small town in the Madonie Natural Park is only home to 4,000 residents. So why do we love it so much? The secret is the growing international community. With citizens of over a dozen different countries having purchased recently in Collesano, you're guaranteed to meet some like-minded people who can help you adapt to Sicilian life, even if you don't speak the language. And with the Madonie hills at your back and fabulous Cefalù a short drive away at sea level, there really is everything you need at your fingertips! Meer weten?
Plot Duca - PollinaLess than three kilometres as the crow flies from the nearest beaches, but 400 metres above sea level, Plot Duca is a four acre estate in the eastern hills of the Madonie Park, just outside the picturesque fortified village of Pollina. With the tourist hotspot of Cefalù only a twenty five minute drive along the coast, the natural beauty of the Madonie opening up to the south and west, and views out to sea that stretch as far as the Aeolian islands on a clear day, this is a piece of land which showcases the best that Sicily has to offer.Suitable for building a large family villaThe land currently contains the ruins of a small cottage, and this will need to be demolished to allow construction of a new house to take place. You will be able to build up to 160m2 of indoor space, which is comfortable enough for a two-storey, three- or four-bedroom house. The sea-view terraces of the estate would provide the perfect backdrop to a private swimming pool, as well as some gardens to enjoy with all the family and any guests you want to invite to share this peaceful and scenic, natural experience.Between a historic castle and sunny beachesThe plot runs broadly west-east, along the northern side of the hill which continues to rise for another three hundred metres before reaching the castle-topped settlement that is Pollina. In the cobbled streets of this atmospheric and traditional but surprisingly welcoming town, which can be reached in just five minutes by car, you will find a few small shops and bars, and a fantastic open-air amphitheatre which hosts a diverse range of performances right throughout the long Sicilian summer. At sea level, the bigger shops, restaurants and seafront of the sunny Finale di Pollina are just an eight minute drive away. The pebble beach is a great spot for those who want to enjoy a quiet swim away from the crowds who flock to some of the coast's better known bathing spots.Rich soil and perfect growing conditionsThe land is very fertile, and despite having been untended for about forty years, it is home to a wide variety of fruit-bearing trees, including a number of olives. It will be necessary to do some pruning and clearing to best take advantage of the view and the grounds, but the final product will undoubtedly reward your efforts. Meer weten?

It is sold fully furnished, with all contents as seen....and one to renovateCasa Calderaro is a similar size and shape to Casa Vasi, and also has that wonderful valley-view balcony. There the similarities end, however, as this house has been completely stripped of all plaster, partitions and utilities. With the exception of a few floor tiles which you might choose to reuse it's a blank canvas. The windows on the long side of the space have a lovely hillside view, better in fact than the other apartment has to offer. The roof seems to be well maintained too. And there is the same basement underneath the main living area. However, a significant investment of time and capital will be needed to turn this back into a modern living space. For a full description of the property please visit our website Meer weten?

Casa Lidia - PorticelloIf you are looking for a flat that encapsulates all the typicality of Sicily, casa Lidia is the right house for you.Located in the centre of Porticello, a small fishing village just over 10 km from Palermo, casa Lidia offers everything a foreigner would expect from Sicily.Porticello is a beautiful and typical Sicilian seaside village where time has stood still. The sea and the fishermen's port frame the small streets, the small squares nestled between ancient palazzos, the shops with their fruit and fish stalls smiling at you every morning, the smell of fresh bread, the old people sitting on the benches chatting. The town has a station (Santa Flavia) less than 2 km from the centre that can take you to Palermo in a few minutes or to Trapani in about 1 hour or to Catania in less than 2 hours.Palermo airport can be reached in just under 1 hour while the beautiful beaches of the east coast of Sicily (Noto, Marzamemi, Siracusa) are just over 2 hours away. The HouseCasa Lidia is located right in front of the fishermen's port. The 3-storey building is in good condition, the facades do not need painting. The property is located on the second and third floor of the building. The house on the first floor is currently uninhabited. It is accessed from a beautiful and characteristic small square. The current distribution of the house has the sleeping area on the second floor and the living area on the third.Once up the stairs and onto the second floor a small hallway leads to a large balcony bedroom. Bauland Plot Oliveto - CollesanoCollesano This plot is 22,000 m² in size, slightly hilly and faces north - the sea - and is perhaps 2 km from Campofelice as the crow flies. The main feature of this property is the beautifully tended olive trees, which number around 450 and are very productive. A power line runs past the property, so that only a well needs to be drilled, as there is no water connection. Alternatively, a pipe could be laid from the nearest water pipe across the neighbors' plots. The access road is currently somewhat precarious, as the shortest connection to the north has become difficult to pass due to a storm. Before selling, we need to clarify with the neighbors whether these 50 m could perhaps be repaired through a joint investment. This would only cost a few 100 € each, the price asked by the owners is in the region of around 100,000 €, which is in this area.If you build your dream house on this plot, you can realize over 200 m² of living space, of course the house can also be smaller. Other families, including some Germans, have already built their homes on similarly sized neighboring plots.Surroundings The welcoming and versatile town of Collesano was initially a Moorish fortress on Monte d'Oro, the so-called Gold Hill, before it was renamed Golisanum. Conquered by the Norman Count Roger in the 13th century, it became the center of a large feudal lordship with strong military protection and economic interests that stretched from the sea to the heart of the Madonie.Today's Collesano stretches almost as far as the sea and borders the coastal towns of Campofelice di Roccella and Lascari to the north. To the east, it touches another of our most popular real estate tips in the region, Gratteri. The town, with a population of around four thousand, caught our eye when we noticed a recent boom in international buyers in the town, who have formed a very welcoming and active community. Not that the local way of life is in any way under threat, as many of Collesano's residents are descended from families who have made their home in the town for centuries. The old mystery plays “la Cercha” and “la Casazza” are still performed to celebrate Holy Week, and the festivals around the “Chiesa Madre” bring the town to life.More recently, the town has made a name for itself as a center for beautiful handmade ceramics and has entered motorsport folklore as the venue for the legendary Targa Florio, the world's first rally of its kind. The small village's hairpin bend was a precursor to the famous bend in Monte Carlo - and perhaps even the inspiration for it.All the stores, bars and restaurants you and your guests need for a relaxed day out can be found just a few minutes' walk from your stunning front door. This is the most historic and beautiful part of the city. On the northern edge of the city, the architecture becomes a little more modern, but the view of the sea is truly unforgettable. The nearest sandy beach is only 20 minutes away, and the famous golden sandy beach of Cefalù can be reached in just a little more time. Sicily's main city, Palermo, is only an hour to the west, and if you prefer to take the train, you can catch a train at sea level in Campofelice. Meer weten?
Villa Anna - CefalùA truly spectacular location and an infinity pool that takes full advantage of the site's jaw-dropping natural beauty, Villa Anna is a luxurious sea-view getaway in one of Sicily's most desirable ZIP codes.Perched in the hills above the iconic seafront town of Cefalù, the island's most charming small town is just over ten minutes' drive away, but the feeling is one of complete escape. The 180m2 of terraces are overlooked by nobody except the birds, and 260m above sea level there is no noise or anything at all to come between you and complete relaxation.90M2 of internal space flowing seamlessly into the outdoor areasFully renovated in the spring of 2024, the villa, pool area and 180m2 of sea-view terraces are all in impeccable condition. There is a bit of work to do to bring the driveway and gardens up to the same level, but that is a small price to pay for being able to call such a special piece of real estate home.On the lower floor the two bedrooms both have direct access to the gardens – one to a patch of hillside dotted with olive trees and other Mediterranean vegetation, and the other to the pool area, with its outdoor shower and spacious storeroom. The upper floor is a single open plan reception room which is flooded with natural light thanks to windows on three sides and a light well on the fourth. You can enjoy sunshine for every hour of the day, in this versatile and roomy space.Designed and built with flair and visionThe building has a distinctive aesthetic and is certainly not a generic cookie cutter design. Local materials like high quality marble and the wooden timbers of the superstructure that can provide shade to the largest terrace establish a strong link to the island surroundings, but there is also a bold use of light and a nuanced silhouette to the villa that brings it right up to the cutting edge of design.Power is largely taken care of by a powerful 6kW solar panel on the long sloping roof, and the home is both energy efficient and sensitive to its romantic surroundings.A never to be forgotten viewIf you are in the market for a really luxurious holiday home that gives you a feeling of unmatched privacy and seclusion, within a comfortable reach of a beautiful and historic town, then you need to take a closer look at Villa Anna. We are supremely confident that that incredible pool and its near-endless coastal view will do the rest. Meer weten?
