Residence for sale, Zalaszántó RBX01580

This beautifully presented character country home combines the charm and atmosphere of a traditional Hungarian property with the comfort and practicality of modern living.

Situated in the peaceful village of Zalaszántó in Zala County, Western Hungary, the property offers approximately 150 m² of living space, with three bedrooms and two bathrooms, and stands within approximately 3,000 m² of mature, private gardens and grounds.

Set behind an electric entrance gate, the property enjoys a high degree of privacy and has been sympathetically renovated to retain its original character. Exposed timber beams, natural stone features and handcrafted details create a warm and welcoming atmosphere throughout, while modern improvements make this a comfortable home for year-round living.

Underfloor heating in both bathrooms and the main living room, together with air conditioning/heating in the principal bedroom, provide additional comfort throughout the seasons. Fibre broadband is also available, making the property suitable for home working as well as permanent or holiday living.

A home full of character

The house offers generous and flexible accommodation extending to approximately 150 m².

There are three bedrooms and two bathrooms, together with comfortable living areas that retain many of the features that give traditional Hungarian country houses their distinctive character.

The renovation has been carried out with an emphasis on preserving the character of the property rather than turning it into a modern, characterless house. Timber, stone and traditional features sit comfortably alongside practical improvements such as underfloor heating, air conditioning and modern services.

The result is a house which feels unmistakably rural and Hungarian while still providing the conveniences expected of a modern home.

Exceptional summer kitchen and outdoor entertaining space

At the heart of the property is the magnificent covered summer kitchen and outdoor entertaining area, measuring approximately 6 × 7 metres.

This is much more than a simple outdoor kitchen. It provides a substantial covered living and dining space and includes a traditional wood-fired bread and pizza oven with an integrated barbecue grill.

It is ideal for entertaining family and friends, preparing meals using produce grown in the garden, baking bread or pizzas in the traditional oven, or simply relaxing and enjoying the garden and surrounding countryside.

For much of the year it effectively provides an additional outdoor living area and has been one of our favourite parts of the property.

Approximately 3,000 m² of mature gardens and grounds

The house is surrounded by approximately 3,000 m² of established, private gardens and land.

The garden has been developed over the years using organic, chemical-free and permaculture principles, with an emphasis on productive growing, biodiversity and working with the natural environment.

There are mature fruit trees and productive growing areas for vegetables and other crops, making the property particularly attractive to anyone interested in growing their own food or developing a more self-sufficient lifestyle.

An extensive rainwater-harvesting system provides water for irrigation and helps reduce reliance on mains water for the garden.

The grounds also include a private wooded area which provides a source of firewood for the traditional bread and pizza oven and the wood-burning stove.

Despite the size of the plot, the different areas of the garden give the property a particularly private and established feel rather than simply being a house surrounded by a large open field.

Additional buildings and useful spaces

In addition to the main house and summer kitchen, the property has a traditional root cellar and useful storage areas.

The layout also provides flexibility and potential for part of the accommodation to be adapted to create a more independent guest area if desired.

This could be particularly useful for visiting family and friends, multi-generational living or simply providing guests with their own space.

Peaceful village setting in Western Hungary

Zalaszántó is a traditional Hungarian village in the beautiful countryside of Zala County, surrounded by the Keszthely Hills and within easy reach of Lake Balaton, Hévíz, Keszthely and Sümeg.

The location offers an excellent balance between peaceful country living and access to the attractions and amenities of the wider Balaton region.

The surrounding countryside is particularly attractive for walking and cycling, with hills, woodland and rural landscapes immediately accessible from the village.

Lake Balaton, the historic town of Keszthely and the internationally known thermal spa town of Hévíz are all within convenient driving distance, while the surrounding area contains numerous smaller villages, vineyards, markets, restaurants and places of historical and natural interest.

For anyone looking for a home in Hungary, it offers the opportunity to enjoy a genuinely rural lifestyle without feeling isolated.

A home for living, entertaining and enjoying the countryside

This is a property that offers considerably more than its internal accommodation alone.

The combination of approximately 150 m² of living space, three bedrooms, two bathrooms, approximately 3,000 m² of private grounds, mature productive gardens, woodland, traditional cellar and the exceptional 6 × 7 metre covered summer kitchen creates a home particularly suited to people who enjoy outdoor living.

It would make an attractive permanent home, a spacious second home or a countryside retreat for anyone looking for more space and a slower pace of life.

For buyers interested in gardening, growing food, outdoor cooking, entertaining, walking or cycling, the property offers many of these possibilities already established rather than having to create them from scratch.

After many happy years here, we have decided that it is time for a new adventure and are therefore offering our much-loved Hungarian home for sale.
