Apartment for sale, Zell am See RBW29264

If you’re looking to invest in a vacation property with a real location advantage, here’s a rare opportunity: a high-quality 2-bedroom apartment at the Elements Resort Zell am See, within walking distance of the AreitXpress valley station and thus directly connected to the Schmittenhöhe—one of Austria’s most famous ski resorts.
It’s precisely this location that makes all the difference. Guests can step right into the gondola without needing a shuttle, without worrying about parking, and without wasting any time—a selling point that ensures above-average occupancy during the winter season. In the summer, Zell am See attracts equally strong demand thanks to Lake Zell, hiking trails, bike routes, and the golf course. The result: an investment property with year-round return potential.

The apartment itself features modern Alpine architecture, a light-filled living and dining area with a large window front, a fully equipped open kitchen, and a quiet bedroom with a stunning mountain view. The resort is complemented by an exclusive wellness and spa area as well as professional guest services—day-to-day operations are in experienced hands, and a professional rental and management model is possible.

The purchase price is net, plus 20% value-added tax. In the case of commercial rentals, the value-added tax can be claimed as input tax, which represents a significant tax advantage for investors.

The apartment is located in Schüttdorf, a popular neighborhood of Zell am See, right next to the AreitXpress valley station. From here, it’s just a few steps to the gondola to the Schmittenhöhe—hardly anything could be better for winter sports enthusiasts. The Kitzsteinhorn, with its glacier ski area, is also just a short drive away and guarantees reliable snow conditions nearly all year round.
Whether for everyday life or on vacation, the location stands out for its convenience: restaurants and supermarkets are within walking distance, so guests can get by without a car and fully immerse themselves in the region. The downtown area of Zell am See, with its additional cafés, shops, and Lake Zell, is just a few minutes away.
Zell am See truly has something to offer year-round: in winter, the ski resorts draw visitors; in summer, Lake Zell beckons with swimming, sailing, and water sports, plus hiking, biking, and golf in one of the most beautiful mountain landscapes in the Alps. The international airport in Salzburg is about an hour and a half away.
