Casa Manuela - SelinunteDescriptionCasa Manuela is an apartment in a vacation complex located just a few hundred meters from a fantastic sandy beach.The town of Selinunte belongs to the municipality of Castelvetrano, which is located in the province of Trapani. This coastal town is home to the largest archaeological site in Europe, the archaeological park of Selinunte. Around 2500 years ago, the Greeks settled here and built a large city and temple complex.The small town of Selinunte used to be visited by holidaymakers only in July and August, but in recent years the season has become much longer, with tourists flocking here as early as April and staying until November.The apartment I am describing here was completed around 20 years ago along with 42 other houses, each of which has four apartments. This apartment is located in the lowest row and therefore right on the edge of the complex, you can reach the direct path to the fine sandy beach through a gate just 20 meters away. This vacation complex is organized in such a way that the administration maintains the green areas and the streets and together with the garbage fee and the water the monthly charge amounts to 70 €.According to the land registry extract, this apartment is 60 m² in size, but the living area is approximately 55 m² and the terrace has the same floor area. The apartment has two bedrooms, a bathroom with shower and a relatively spacious eat-in kitchen. The apartment is very nicely furnished and the furniture will be left in the apartment. As the two owners are working and live about 150 km away, they no longer have time to come and would therefore like to sell this apartment. This property is certainly not an investment for people who prefer to be alone all day. Families do not only live here in summer, but it is more likely to be an older clientele. Because this vacation complex is a little older, the trees and vegetation are extremely beautiful. You don't have to invest anything in this property, you can move straight in.SurroundingsThis vacation complex is located a few kilometers from Selinunte, about 5 minutes from the town by car. Villetta Chiara - TrabiaVilletta Chiara, small country house with land and sea view, inexpensiveSurroundingsVilletta Chiara is located in the municipality of Trabia, between the towns of Cefalu and Palermo on the north coast. It is a country house which was probably used by the owners as a weekend or summer home. The plot is approximately 1300 m² in size and the house faces north-east. The view from the terrace sweeps over rolling hills and the sea can be seen 4 km away; the Caccamo reservoir in front of it is partially obscured by some trees.The propertyAccess to the house is via a provincial road and the last few meters to the house are a private road with right of passage. The entire plot is fenced and flat, so you can create both a driveway with parking and a swimming pool if you wish.The cell phone reception here is good, the house is of course supplied with electricity and the water supply is provided by a private supplier, so there will never be a shortage of water.The house is spread over two floors, with each floor having approximately 43 m² of living space. On the first floor is the living area with living room and kitchenette as well as a bathroom. A comfortable staircase leads to the upper floor, where two bedrooms and the bathroom branch off from a hallway.The view from the upper balcony is extremely beautiful. The lower terrace is shaded by a somewhat precarious-looking roof, but it is legal. The only necessary work I have noticed is that there are some minor repairs to be made in the stairwell and some tiles are missing in the bathroom. The sewage system is via an approved Imhoff pit.OpportunitiesThis relatively small house with the beautiful plot offers a good basis to buy a house in the countryside with a plot and sea view for little money. Meer weten?

Villa Elio - Altavilla MiliciaIf you don't mind the prospect of a bit of home improvement and want your money to go as far as it can, Villa Elio in the municipality of Altavilla Milicia is a roomy detached home that offers superb potential.Three bedrooms in a generously-proportioned and bright interior120m2 of indoor space is divided between a trio of double bedrooms, a huge living room, kitchen and two bathrooms, all linked by a central hallway. On the other, steep green hills rise up to become a lovely mountainous nature reserve.The neighbourhood is quietly residential, a little outside the main town and with extra privacy afforded by large gardens, fences and hedgerows.Work to be done, but structurally soundAs you will see from our photography and virtual tour, there is certainly some renovation work which will need to be done on Villa Elio to unlock its full potential, but none of this is at a structural level.The biggest job will be to waterproof the flat roof terrace, and you will also want to update the home's electrical wiring for safety and efficiency.
