WATER AND DEVELOPMENT POTENTIAL

A 100-metre-deep well, approximately 40 hectares of land and proximity to the Papagayo Peninsula make Finca Carolina / Sabana Village an exceptional opportunity for investors and property developers.

The existing well provides an important starting point for assessing the property’s future water supply. According to the owner, the well registration process will be initiated once a prospective buyer demonstrates serious purchase interest. Water yield, registration status and permitted use require confirmation during purchase and project due diligence.

The substantial land area offers possibilities for condominium communities, villas and vacation residences, as well as boutique hospitality and wellness concepts. Nature, beach proximity and Papagayo’s established international tourism market provide an attractive setting for a carefully planned development.

A concept plan for Sabana Village is available as a starting point for further planning. Buyers can acquire the entire property for a comprehensive master plan or purchase Finca 2 and Finca 3 for two potentially separate condominium developments. Proposed uses, development density, utilities and permitting feasibility require project-specific assessment.

ATTRACTIVE LOCATION NEAR PAPAGAYO

The property lies behind the small village of El Triunfo in the district of Nacascolo, Liberia. According to the seller, Playa Cabuyal is approximately a 15-minute drive away. Its white sand, aquamarine waters and natural surroundings provide a distinctive location advantage for residential and vacation projects.

The nearby Papagayo Peninsula is an established international luxury destination featuring Four Seasons, Andaz and Nekajui, a Ritz-Carlton Reserve. This concentration of luxury hotels and residences highlights the region’s appeal for hospitality and residential development.

Liberia International Airport facilitates access for buyers, investors and vacation guests. According to local information, the finca lies along the historic route towards Santa Rosa and Nicaragua.

TWO PURCHASE OPTIONS

Option 1: Acquisition of the Entire Property

Land area: 400,223 m² / approximately 40.02 hectares
Purchase price: USD 5,900,000
Includes the main house and a small staff house

The full acquisition comprises Finca 1, Finca 2 and Finca 3. It allows for a coordinated development concept covering residential areas, open spaces, access roads and infrastructure. Development in successive phases is also a potential approach.

The main house offers approximately 120 m² of living space, including:

Two bedrooms

One bathroom

Living room

Dining room

A separate small house for a staff member is also included in the full property purchase. The existing buildings provide a practical foundation for managing and using the estate.

Option 2: Acquisition of Finca 2 and Finca 3

Finca 2 according to the subdivision plan: 106,044.10 m²
Finca 3 according to the subdivision plan: 146,867.12 m²
Combined land area: 252,911.22 m² / approximately 25.29 hectares
Indicative price calculated proportionally: approximately USD 3,728,362

This alternative reduces the acquisition scope and total capital requirement. A connecting right of way across or alongside Finca 1 is envisaged, potentially allowing the two parcels to accommodate separate condominium developments.

The main house is not included in Option 2. Finca 1 is also excluded from this purchase option.

The final partial purchase price, right of way, allocation of the well and water-use rights, and any arrangements concerning the staff house must be agreed separately. The indicative price is calculated using the same proportional price per square metre as the full property offering.

PREVIOUS USE AND REGENERATIVE GRAZING MANAGEMENT

The finca has previously been used for cattle farming. It employs rotational grazing: cattle move between individual paddocks, allowing previously grazed areas time to rest and recover.

Alongside the potential continuation of agricultural activities, the property offers possibilities for projects combining residential use, agriculture and nature experiences.

LAND AREA AND PROJECT DUE DILIGENCE

The total land area is 400,223 m² according to the owner’s updated information. The individual parcel areas come from the existing subdivision plan. Final areas, boundaries, rights of way and permitted uses require confirmation against current cadastral and property registry records.
