Description
LetzCamp Nature & More. Exclusive tourism investment in the Müllerthal!
With the "LetzCamp Nature & More in Grundhof," a unique investment opportunity opens up in one of the most famous nature and tourism regions of Luxembourg. Nestled in the Müllerthal, known as the "Little Switzerland," the property combines nature experiences, tourist infrastructure, and various usage possibilities.
The existing concept includes an established camping operation, numerous mobile homes, renovated living areas, and a comprehensively modernized technical infrastructure.
The property is suitable for both experienced camping and tourism operators as well as for investors, family businesses, or buyers seeking an existing tourist operation with additional development opportunities.
The total area covers approximately 7,823 m² and is divided into:
- approximately 243 m² of land for residential purposes
- approximately 7,580 m² of camping area
The property includes, among other things:
- a fully modernized residential building from the original construction year 1950
- an existing campsite
- 31 mobile homes
- a separate technical building
- a newly created grilling and stay area with a fireplace
- prepared areas for additional glamping accommodations
- comprehensively renewed underground supply and piping systems
Residential building with additional possibilities
The originally built residence in 1950 has been extensively renovated and currently houses three apartments, a separate room, and a reception area.
Furthermore, there are interesting opportunities to further develop the existing spaces in the future. In particular, the roof area could be used for additional residential or accommodation space, subject to the necessary permits. The reception area and the separate room could also be merged into an additional independent unit in the long run.
Depending on the operating concept, various uses would be conceivable, for example:
- Holiday apartments
- Short-term tourist rentals
- Long-term rentals
- Employee accommodations
- Operator or owner apartment
Thus, the residential building offers an additional source of income alongside the camping business.
Additionally, five sites for compact glamping pods for two persons each have already been prepared. The necessary supply connections are already available.
This thus creates a concrete foundation today to gradually expand the existing offer with modern, nature-friendly glamping accommodations.
A significant advantage of the location lies in the investments already made in technical infrastructure.
A new transformer with a power of 800 kVA has been installed for the power supply.
Moreover, significant portions of the underground infrastructure have been renewed or modernized, including:
- Supply lines and connections
- Piping systems
- Drainage
- Wastewater pipes
- Other technical supply facilities
These investments create a solid basis for the ongoing operation and possible future expansions and can significantly reduce the infrastructural investment needs of a new operator.
Technical building and new community area
The property also includes a separate technical building that has not yet been renovated. This provides versatile practical usage options, such as:
- Storage space
- Workshop
- Equipment and materials storage
- Maintenance area
- Technical service area
A grilling and stay area with a fireplace has been newly added.
The so-called "Grill & Chill" area can serve as a meeting place for guests, a communal lounge, an event space, or a seasonal leisure area, thus expanding the existing tourist offer.
Existing permits and flexible structuring
The necessary permits for the existing operation are in place.
There is also a degree of flexibility regarding the transaction: depending on the buyer's interests, the operating company can be a part of the transaction or remain outside the sale.
Thus, the transfer can be harmonized with the needs of a private investor as well as the requirements of a professional operator.
Energy and already executed renovations
The currently available energy certificates show classes G / I.
It should be noted that the certificates were created before the renovations and modernization measures that have since been carried out.
Among other things, the heating system has been renewed in the meantime. Therefore, the existing energy certificates do not necessarily reflect the current technical or energy status of the property.
