Residence for sale, Trapani RBW08604

Casa Isolotto - Misiliscemi Barely 300 metres from the shore on Sicily’s western coast, Casa Isolotto is a historic building awaiting restoration in the municipality of Misiliscemi, between Trapani and Marsala. Egadi views and a private path to the beach the two-storey building covers around 195 square metres and includes a main residential wing and a characterful former stable of 50 square metres. On the first floor, a panoramic terrace looks directly across the Mediterranean to the Egadi Islands. Curved terracotta roof tiles and interlocking clay drainpipes speak of a building with real historical character. The property comes with over a hectare of land – 11,000 square metres of Mediterranean scrubland stretching from the house towards the water. A private path crosses this land and leads to a near-private beach, far from the usual tourist circuits. KITE-surfing, flamingos and wine country the Stagnone lagoon, one of Europe’s premier kite-surfing destinations, is just minutes away to the south. Here you can also visit the ruins of one of Europe's oldest settlements, the Phoenician island town of Mozia. The Trapani salt pans, where flamingos gather at sunset, are a short trip up the coast, and the celebrated wineries of Marsala are close at hand. Ryanair base Trapani Birgi airport is just 15 minutes away, and Palermo provides a second option that's under an hour along the motorway. The port of Trapani offers fast hydrofoil connections to Favignana, Levanzo and Marettimo. A renovation with a head start the ruined property will require a complete renovation, with our best estimate of work costs between €1,500 and €1,800 per square metre. However, it may come as a pleasant surprise to learn that in Italy, its status as a listed building actually simplifies the planning process, allowing work to begin without the usual bureaucratic delays. The finished product, whether a private residence or a holiday rental in one of Sicily’s fastest-growing tourist markets, would represent outstanding value for money. With over a hectare of land, a path to the beach and views of the Egadi Islands, properties like this rarely stay available for long. For a full description of the property please visit our website
