Two semi-detached houses in Getelo (Germany), 2 km from the Dutch border near Tubbergen. This semi-detached house (1x160 m²) plus a ground-floor apartment (1x60 m²), with a garden and 3700 m² of land, has been completely renovated and cost us over €700,000, including the renovation. We searched for years in the eastern Netherlands, but found nothing that offered as much freedom and privacy as this house. Meanwhile, the tax system in the Netherlands regarding second homes has become so burdensome that it's practically impossible. However, the German tax authorities (we have someone advising us) allow us to simply depreciate the investments, so we haven't had to pay any taxes so far, and neither have we in the Netherlands due to double taxation treaties. The house has a wonderful, unobstructed view of the woods and fields. The small farm neighborhood to which we originally belong is completely unnoticeable. The house is located two kilometers from the Dutch border, not far from Tubbergen and Ootmarsum. You can do your grocery shopping in Uelsen, a 5-minute drive away, and it's also easily accessible by bike. The house has a modern, gas-fired central heating system (2022) with remote control. On weekends, it's usually rented out to groups, and during the week, we use it frequently ourselves. However, because we need funding for a project in Spain, we're willing to sell it for just €380,000, on the condition that we retain management for the next ten years. After that, all rights (and obligations, of course) will pass to the new owner, and we will no longer have any rights. During that period, you can use the main house a few times (it's a matter of negotiation). In 10 years, we'll be 85 and 83 years old, respectively, so you can imagine we're quite happy with it. The structure we propose is called "ususgebruik" in the Netherlands and "Nießbrauch" in German, and is legally very well-organized through a notary.
