Appartamento Melina - Palermo On the eleventh floor of a well-managed complex in south Palermo, Appartamento Melina is a three-bedroom, 165m² penthouse with incredible views of the city's rooftops and the Tyrrhenian Sea to the north. Space, Light and a Sociable Floor Plan Windows on both east and west elevations mean the apartment stays bright and airy light throughout the day, with sea-view sunrises on one side and city sunsets on the other. There are three bedrooms, each with its own balcony: one facing the sea, one with a panoramic outlook across the city, and a third with its own dedicated outdoor space. The living room opens onto a long balcony overlooking rooftops and green space, with double exposure ensuring the living areas are never short of natural light. The kitchen-diner, is the pick of the family spaces, a generously sized and versatile hub with a large cooking area at one end and a dining section that can comfortably seat the whole family at the other. There's even room for a comfortable little lounge with sofas and the stylish built-in bookshelves around the archway entrance. A Quiet Address with Excellent Connections Appartamento Melina is on via Santa Maria di Gesù, a calm residential street in Palermo’s Guadagna district, directly opposite a public park. The city centre is five minutes by car. Palermo Guadagna railway station is a fifteen-minute walk, with direct services into central Palermo in about ten minutes. For those who want to leave the city, the ring road gives quick access in all directions: the Capo Zafferano peninsula is about twenty minutes to the east, Mongerbino’s beaches are within easy reach, and Falcone-Borsellino International Airport is approximately twenty minutes by car. Very Well Maintained Communal Spaces The building is made up of four residential blocks around a communal garden. The lift was replaced in the past few months, the roof was fully waterproofed recently, and the communal entrance – marble floors, wood panelling – is in excellent condition. Two private parking spaces with an automatic gate are included. Appartmento Melina can be occupied immediately once furnished. Just five minutes from the centre of one of the Mediterranean’s most fascinating cities, and at an asking price you would never find in similar coastal locations, this is a real value proposition. Apartment for sale

90017 Santa Flavia

Casa Nido - Porticello Tucked into a quiet square just steps from the harbour, Casa Nido is a cosy studio apartment in the fishing village of Porticello. Originally a storage room, this raised ground-floor apartment has been converted into a compact 24m² home, with a glazed front door that brings natural light in. Stairs lead up to a mezzanine bedroom with a double bed, framed by a second arch in the old Sicilian style. Ornate ironwork of a kind usually found above grand palazzo doorways has been repurposed as a window through this archway, keeping the sleeping area secure while still letting air flow freely. Downstairs, peach-coloured walls and a simple kitchen with gas hobs, a fridge and a washing machine complete a practical, good-looking interior. There are even two small bathrooms, one on each level. Five Minutes from Everything Step outside and the sea is barely 150 metres away, with the village's newly relandscaped seafront park, Piano Stenditore, just two minutes on foot and a sandy beach close by. The harbour's fish stalls, a handful of restaurants and a local bakery cover daily life, and parking is easier to come by here than in most Sicilian harbour villages. A little further along the coast, the old fishing hamlet of Sant'Elia has a pretty cove of its own, while the archaeological park of Solunto and the nature reserve of Monte Catalfano rise above the village. The Baroque town of Bagheria is a short drive inland, the train station is about ten minutes on foot, and from there Palermo is half an hour away and the airport about 45 minutes by car. A Canvas to Make Your Own Priced to reflect its size and its potential, Casa Nido is one of the most affordable ways to gain a foothold in the Sicilian property market, without any need to renovate or invest further. We see potential in simplifying the layout by removing one of the two bathrooms, and the downstairs could use some decorative touches. It is, however, ready for immediate use. 90019 Trabia

Villa Salina - Trabia Spacious and meticulously designed, Villa Salina is a three-bedroom detached home located just outside Trabia, in the province of Palermo. Just 800 meters as the crow flies from the nearest beach, you can enjoy sea views from the sunny terraces, the best of which spans the entire flat roof of this single-story property. Three bedrooms and some fantastic family spaces the floor plan is typically Sicilian, with one end of the house used during the day and the other at night. The former includes a large entryway and a very spacious kitchen-dining room, where you can enjoy the sun streaming in through the large south-facing window. The three bedrooms can all accommodate two people, although one of them is currently used as a study. The veranda was once an open porch that has been enclosed on three sides. This has created a fabulous space to use year-round, with the windows open in summer and closed to retain heat during Sicily’s short winters. Just a few steps from the beach although the area is very rural—and you certainly won’t feel as close to your neighbors as you would in the more densely populated residences and complexes closer to the beach—the road to the sea is only 1.4 km away. If that seems too far on a hot day, you can cover the distance in just a few minutes by bike or car. The property is also strategically located near Sicily’s main highway, which connects Palermo in the east with Messina in the west. The location is truly ideal for a buyer wishing to explore all that Sicily has to offer, with no part of the island more than a three-hour drive away. In excellent condition for year-round use the property is extremely energy-efficient, with solar panels on the roof to generate electricity and heat water, and recently installed windows to insulate the interior. The south-facing windows and the veranda are perfect for enjoying the warmth of the sun even on a winter day, and, as a final touch of comfort, all rooms feature gas radiators. In the summer, you’ll appreciate the air conditioners throughout the house and the shade provided by the trees in the garden and the awnings in front of the veranda and on the roof. Plus, of course, you can cool off with a dip in the crystal-clear water whenever you feel like it!

Two bathrooms, two storerooms and an outbuilding complete the villa. Gardens to connect you to a beautiful green region the gardens which wrap right around Casa d'Anna are green and welcoming, planted with a grassy lawn and a wide variety of trees. In total the plot measures 500m2. This also includes several expanses of open patio, a terracotta pathway around the building and off-street parking for three or four cars. The green hills of the Madonie Natural Park are clearly visible on the horizon. 90015 Cefalù

Villa Marco - Cefalù Set on a hillside that rises steeply from the Tyrrhenian shore, Villa Marco is a traditional stone villa just ten minutes from the beach and old town of Cefalù. It's completely detached from the summer crowds, while the iconic seafront stands just ten minutes away. Pool, Pergola and Panorama Positioned 350 metres above sea level and under a kilometre inland, Villa Marco enjoys stunning views and has been designed to take full advantage of them. Many of its best spaces are outdoors, including the large panoramic terrace, partly shaded by a bamboo pergola and paved in traditional Sicilian terracotta. An above-ground pool on a raised wooden deck is equally spectacular, with both areas orientated towards the turquoise expanse of Tyrrhenian Sea below. The view takes in the famous Rocca of Cefalù and, on clear days, the silhouettes of the volcanic Aeolian Islands, fifty miles out to sea. Everything is framed by a spacious 3,600m2 of beautiful natural grounds. Deceptively Modern in Traditional Stone Although the villa actually dates back only to the 1990s, its architecture and choice of materials are deeply rooted in the traditions of the region. Exposed wooden beams, natural stone walls, hand-painted traditional tiles in the masonry kitchen and a large fireplace in the living room give the interior a character that takes decades to acquire naturally. An adjacent stone outbuilding adds an outdoor kitchen with a wood-fired oven, a utility room and overflow sleeping space. Cefalù, Ten Minutes Downhill Cefalù draws visitors from across northern Europe throughout an extended summer season, and its pull only grows in autumn and spring when the crowds have gone but the weather remains beautiful. For a property of this character, with a pool and Tyrrhenian views, demand is consistent and the location is one that rarely needs explaining to prospective guests. Villa Marco is offered for sale fully furnished and all paperwork in order, making the path from purchase to occupancy or rental use a fabulously short one. There is also room to invest and add sleeping capacity. Although currently there is only one bedroom, we have identified two cost-effective routes to adding a second on a modest budget. For more on this and an extended insight into everything Villa Marco has to offer, take a look at the full listing on our site.

A complete renovation and full furnishing the apartment is being fully renovated, and will be delivered with all of the work finished. The bedroom area will have a 140cm bed and a high quality mattress to guarantee you a comfortable night's sleep. The bathroom will include a box shower as well as a washing machine, plus the usual suite of ceramics. A small washroom will link this to the main body of the apartment, and from here you will also be able to access a storeroom at the far end of the building, under a flight of stairs. Offered for sale subject to pre-contract the vendor is seeking a buyer who is prepared to make a deposit in order to finish the renovation work. The great advantage of this is that while you will still receive an apartment that is in pristine condition, you will avoid all of the hard work and frustrations that can come with renovating your own property. This is especially advantageous if you're buying in Sicily for the first time - we love our island but the pace at which things get done can take a bit of getting used to! So we see the pre-sale agreement as a really big point in favour of Appartamento Giusi. A practical location moments from the sea termini is a very traditional Sicilian town and although it has an abundance of history, it is in no way spoilt by tourism. The nearby ruins of the ancient spa town of Imera are a short drive away, and the castle and medieval village of Caccamo can be reached in 20 minutes. Beach lovers will be amazed by how easy it is to reach Cefalù by road or rail, with the Termini Imerese station only ten minutes walk from Appartamento Giusi. This can also bring you right into the heart of Sicily's intoxicating cultural and commercial capital, Palermo. With the sun-drenched sands of the Tyrrhenian coast on one side of you and the green hills of the Madonie Natural Park on the other, this is a stellar spot to give yourself a base in Sicily at such a tempting price. 91100 Trapani

Casa Giulia - Trapani With a private terrace, a garden plot and an asking price well below the Sicilian average, Casa Giulia is an affordable renovation opportunity on the outskirts of Trapani. A blank canvas at ground level the property is a ground-floor apartment with an open-plan living area, kitchen and bathroom, plus a large storage room with direct vehicle access from the street. The interior layout is ready to be reimagined by a new owner. Above the property is a rooftop terrace that belongs to the apartment alone, and adjoining it is a private plot of land. These outdoor spaces can be connected to create a garden – a combination you would not expect to find in a city-fringe property at this price. Gateway to the egadi islands and western sicily's finest beaches casa Giulia sits less than a kilometre from the motorway exit for Trapani. The city’s beaches are three kilometres away, and the port – where ferries leave for Favignana, Levanzo and Marettimo – is a short drive. The famous salt flats stretch along the coast to the south, and the medieval citadel of Erice is reached by cable car or a winding drive up the mountain. San Vito Lo Capo, the Zingaro nature reserve and Palermo are all within easy reach. In the immediate neighbourhood you will find a supermarket, pharmacies and local shops. The property is in the municipality of Erice, but at sea level – the lower district that blends seamlessly into Trapani, not the medieval hill town above. A renovation with rental potential the property needs a full renovation: electrical work, bathroom fixtures and new windows. It is currently unconnected to electricity and water, though the mains run along the street outside and connection is straightforward. All planning documentation is in order, including a certificate of habitability. A well-finished property in this location would have clear appeal on the short-term rental market, with the Egadi Islands and Trapani’s beaches drawing visitors throughout the year. At its asking price, Casa Giulia is an accessible way into one of the most undervalued corners of the Sicilian property market. For a full description of the property please visit our website

90017 Santa Flavia

Casa Maurizio - Porticello An advanced renovation project for an experienced or adventurous developer, Casa Maurizio needs a lot of care and attention. In the long run though, we think it offers great value as a two-bedroom family home or a three-apartment guesthouse. Three storey townhouse with a roof terrace the building has a footprint of about 35m2, and is built on three floors plus a little loft space and what will become the roof terrace. Each level has a pair of rooms, with the front ones facing west and overlooking the street. At present the upper windows have been closed up and the balconies fallen completely through, but by the time you have three new French windows in place the home will be full of natural light, especially in the afternoons. The ceilings are three metres or higher, and the staircases are one above each other on the south side of the property. Planning permission has already been given for the terrace, and this will transfer with the ownership. The only issue to be aware of is that the current certificate will expire in March 2026, meaning that if you're not able to get to work in a hurry you'll need to spend a little more on renewing it. A real renovation challenge the entire property will need to be redone, with the only exception being the walls, foundations, ground floor and first staircase. The internal floors and ceilings will have to be rebuilt, as will the roof. As we mentioned before, the balconies are missing and all of the electrical and plumbing fittings will need to be added from scratch. Obviously plastering and decoration will be the final stage, along with fitting kitchens and bathrooms. The great advantage of a project that needs this much work is, of course, that you can really shape it to your own needs. If you want a top floor kitchen opening directly onto the roof terrace to make al-fresco dining a cinch, that's absolutely possible. On the other hand, maybe you see the investment potential of three independent apartments, each with a bathroom at the rear and its own self-catering facilities. A friendly, traditional village that's deceptively close to the city wandering the quiet streets or enjoying an aperitivo in front of the tranquil marina of Porticello, you would have no clue that you were only twenty minutes from Italy's fifth-largest city. The peninsula of Capo Zafferano screens Palermo from view, and instead you have the lovely landscape of green hills rising up from the Gulf of Termini Imerese. However, you can get into Sicily's capital city in twenty minutes by car, and the same time if you take a train from the nearby Santa Flavia station. This makes Casa Maurizio perfect for someone moving to Palermo for work but dreaming of a quiet home life outside the city, or a regular visitor who needs to switch off from the world just 45 minutes from a major international airport. 98073 Mistretta

Casa Marinella - Mistretta A fabulous value-for-money proposition for a buyer with a little time to invest and the appetite for a renovation, Casa Marinella is a four-bedroom villa with an unbeatable view. Miles of Stunning Hillside Laid Out in Front of You On the western edges of the Nebrodi Natural Park, less than four kilometres from the hilltop town of Mistretta, Casa Marinella stands on the western bank of a dramatic valley, which plunges 400m downhill over just a couple of kilometres, directly to the rear of the house. With the mountains opposite rising up to peaks over a thousand metres above sea level, and the waters of the Mediterranean visible on the horizon away to your left, it's a magical panorama almost completely undisturbed by human activity. The two-storey villa has been built to take full advantage of this, at the top of a 4,000m2 plot filled with over a hundred olive and fruit trees, but offering an uninterrupted view over their green canopy from the ground floor terrace and the balcony upstairs. The lower level has nearly 50m2 of mostly covered patio, including an outdoor kitchen with traditional stone fireplaces and grill. This is a property which will transport you to a simpler way of life, in contact with nature and the food chain. 220M2 of living space on two floors of course, there is also a conventional kitchen indoors with an antique bread oven, none the less spacious and with room for a family dining table. Joining it on the ground floor are a living room whose window overlooks the valley, and a bedroom with en-suite bathroom. Each of these last two spaces have patio doors straight out onto the terrace. On the first floor you'll find four more rooms and a second bathroom, although the fixtures for this are yet to be installed. Two of the rooms have valley views (even taking in the sea seven kilometres to the north, on a clear day), and the home is flanked by the balcony on two sides. To the rear there is another terrace, a large flat space which takes full advantage of the gradient of the land. A renovation project with a fabulous payoff there is a lot of work to be done before Casa Marinella can be said to be truly complete – the upper floor in particular is very much a work in progress. The walls need to be plastered and even, in some points, raised to the level of the roof. The floor is still in cement, and all of the decoration will need to be done from scratch. Of course, the advantage of this is that you can set the place up to look exactly as you would like. The ground floor could be used straight away, and indeed you could live there while working upstairs. At some point it, too, will need a fair amount of work however, with the wiring, windows and bathroom all in particular need of attention. Casa Marinella is definitely a project house – but for the sum of the purchase price and an investment around €100,000 you could own a really stunning big home fifteen minutes from the sea in one of Sicily's most underrated regions. 95011 Palermo

White Loft - Mondello A fully furnished, ready-to-use holiday apartment just steps from one of Sicily’s most celebrated beaches, White Loft is found on via Stesicoro in the prestigious seaside district of Mondello, on the outskirts of Palermo. Contemporary design, ready to move in the ground-floor apartment underwent a total renovation in the recent past, and is sold fully furnished with designer fittings throughout. The open-plan living space is anchored by a Modulnova kitchen, while a Rimadesio-style glass partition creates a seamless flow of light between the lounge and the double bedroom. A resin-finished bathroom with walk-in shower, a private south-west-facing terrace and air conditioning in both main rooms complete a home that is ready to use from day one. The terrace faces the rocky hillside of Capo Gallo and benefits from both permanent cover and a retractable awning, making it usable in all conditions. An investment that pays for itself white Loft is already an established holiday let managed by our agency's sister company, Solemar Sicilia. Scores of 8.4 on and 4.6 on Airbnb attest to its popularity and smooth operation. Net rental income from the April-to-October season alone is around €15-20,000, and there is obvious scope to extend this into the increasingly popular low season if you don't plan on wintering here yourself. A private parking space adds significant market appeal, and a basement storage room is an extremely helpful facility for the owners. Both are rare finds in this neighbourhood. With the sale, the option to continue the arrangement with Solemar Sicilia would give the opportunity for a completely frictionless transition, and the potential to purchase on a pure investment basis. The flexibility of their service, however, would give you complete freedom to use the home as you like, and cash in on its lucrative position and beautiful design any time life keeps you elsewhere. Mondello: palermo’s favourite beach the beach is roughly 300 metres from the front door, and the cafes, restaurants and shops of the town centre and promenade are all within walking distance. Central Palermo is fifteen minutes away by car, and Falcone-Borsellino international airport is reachable in around 25 minutes, with direct flights across Europe and to the United States in summer. 90010 Gratteri

Casa Rosaria - Gratteri A substantial renovation project on one of Gratteri’s main streets, Casa Rosaria is a four-storey townhouse of approximately 220m² with the rare advantage of a private garden in the heart of the village. 220m² of character across four floors the traditionally built stone house is arranged over four levels, connected by a marble-clad staircase in excellent condition. Rooms range from a ground floor entrance with an original stone sink to a first floor chamber carved directly into the rock – a wonderfully atmospheric space. The upper floors offer a kitchen-living area with potential for an open-plan layout, and a top floor with well-preserved chequerboard cement tiles and panoramic views that stretch to the sea. A private garden in the village centre what really makes Casa Rosaria stand out in this part of the world is its rear garden, accessed from the top floor terrace. Private outdoor space attached to a house in Gratteri’s old town is exceptionally uncommon, and it opens up possibilities that most village properties cannot offer – from outdoor dining to a kitchen garden or a quiet retreat under open sky. Solid bones, ready for your vision casa Rosaria needs moderate to thorough renovation. At least one timber floor structure requires rebuilding, the bathroom must be redone, and the roof, electrics and window frames all need attention. The facade, however, is in good order, and the reinforced concrete staircase is sound throughout. A minimum budget of around €40,000 will bring the house into comfortable use; although if you want to make it into a really stylish mix of historic charm and modern comfort you might need to find two or three times that. The Mountains of the Madonie, Half an Hour from Cefalù Gratteri sits around 700m above sea level in the Madonie Natural Park, surrounded by outstanding hiking and mountain landscapes. The ever-popular beach town of Cefalù is only a thirty minutes drive down a winding scenic road, and you can find supermarkets and larger shops along the way in Lascari. For international connections, Palermo’s international airport is ninety minutes to the west. For a full description of the property please visit our website

90015 Cefalù

Villa Iolanda - Cefalù Set in the green, wooded hills behind one of Sicily’s best-loved beach towns, Villa Iolanda is a detached two-storey shell overlooking Cefalù. The buyer will need to complete the unfinished property, but will have almost unlimited freedom to personalise it as they like. A complete structure to finish exactly as you like the shell of the villa has been built in reinforced concrete with insulating clay block walls and a structurally watertight roof. At around 93 square metres over two floors, it will offer a pair of bedrooms and at least one bathroom on the ground floor, and what will eventually be an open living space on the upper level, where the views are at their best. A wraparound terrace will take full advantage of this, giving views of the Rocca di Cefalù, the cathedral and some of the Tyrrhenian Sea beyond. The buyer will have complete freedom to choose all finishes and materials, with the walls, floors and windows still to be installed, besides the plumbing, electrics and drainage. This is a rare opportunity to have complete creative freedom over a brand new home without having to involve yourself in the bureaucracy-heavy planning stage. The garden wraps around the front of the ground floor, with room for a lawn, outdoor kitchen and dining, and even a small pool if you would like. Ten minutes from the beach the property sits at around 200 metres above sea level, roughly 1.3 kilometres from the coast as the crow flies, in a quiet residential pocket of well-spaced detached houses surrounded by woodland and lush hillsides. The access road is in good condition, and supermarkets are within a ten-minute drive. The old town of Cefalù, with its unesco-listed cathedral and famous sandy beach, is about the same distance. Cefalù’s railway station offers direct services to Palermo in under an hour, and the island’s main international airport is around 80 minutes away by car. A cefalu' address at a rare price even allowing for the investment required to complete Villa Iolanda, detached homes within the municipality of Cefalù rarely come on the market at this price point. We estimate between €100,000 and €140,000 above the purchase price to be a realistic budget for the rest of the work, so you are trading time for a significant discount on the typical cost of a new home in perfect condition here. All necessary documentation is in order and the sellers will hand over with renewed permits, so work will be able to begin without any delay.
