Plot con Casa - Termini ImereseA renovation project that really needs more of a finishing touch, Plot con Casa is an acre of land in North Sicily with a cottage that has yet to be completed.Countryside calm, moments from the beachThe estate measures 4,000m2, and covers a stretch of west-facing hillside in the district of Trabia. This is roughly halfway between Palermo and Cefalù, if you follow the main E90 motorway that hugs Sicily's north coast.The plot is 200m above sea level and two kilometres inland, affording it a great view of the surrounding countryside and the waters of the Gulf of Termini. The beach is less than ten minutes away, as are the shops and services of Trabia. You can be in Palermo in half an hour if you need to be.Cosy teo-storey cottage to work onThe house is built towards the top of the property, but surrounded by olive and fruit trees. It is a two-storey building, about 30m2 in footprint, with the upper floor at ground level and the lower floor partially underground. There is no internal staircase connecting the levels, but one curves around the outside of the property. The top floor is an l-shaped room with a bathroom, currently containing only a WC. It is small, but a shower head could be added if the whole space were to be fully tiled and ventilated. Otherwise you would need to make it a little larger. The lower level is a single open space. It would make a great living room with a kitchenette, especially if you can add some French windows to let in more light.There is work to do in order to make the house habitable. As a minimum you will need to install proper electrical and plumbing infrastructure, add a bathroom and a kitchen, put in windows, plaster and decorate. Unless you can take on a lot of the work yourself it wouldn't be wise to approach this work with a budget much under €50,000. However, for a total investment not far over €100,000, we think you could land yourself a gorgeous little sea-view holiday home in the Sicilian countryside.A fertile tranche of landThe land is home to a small grove of olive trees, and also to some fruits and plenty of Mediterranean shrubs. The exact budget will depend on your needs and tastes, as well as how much of the work you're in a position to take care of yourself.
