Casa Matteo - GratteriIn the small village of Gratteri, seven kilometres inland and 650m above sea level in the heart of the Madonie Natural Park, Casa Matteo is a must-see for buyers interested in renovating an historic .Magnificent views of the sea and mountainsThe steep terrain and the height of this terraced palazzo building combine to offer unobstructed sea views from the second and third floors. The former even has a balcony that offers you the chance to enjoy the fabulous coastal panorama in the open air.At the moment, the top floor kitchen only has a small window facing north towards the Tyrrhenian Sea, but we think that even a mid-budget renovation project would be able to create a terrace on this level that would give you a bird's eye view of an enormous swathe of northern Sicily. To the rear, Casa Matteo has a view of the surrounding village from the upper floors, which is as charming as the front is dramatic and memorable.Four storeys and over 150M2 of living spaceThe home is divided into six rooms, which could be configured in a variety of ways. Most of these are over 15m2, and the largest space, a second floor pair of rooms connected through a broad archway, offers over 40m2, plus the sea-view balcony at the front. We imagine the finished home with two bedrooms on the lower levels, a beautiful living room-cum-diner on the second floor and an unforgettable kitchen with full-wall glazing opening onto a roof terrace at the top of the property.A renovation challenge that offers a rich rewardAs you'll see from our virtual tour and photography, it is obviously going to be necessary to dedicate time and budget to the historic home. The exact budget will depend on your needs and tastes, as well as how much of the work you're in a position to take care of yourself. We estimate that the final investment will need to be in the region of €110,000 – really, a bargain for the chance to own a piece of Sicilian heritage that's been remodelled to your exact taste. Some features that we think it would be a shame not to incorporate into the final design include a staircase made from the rare and exceptionally durable Billiemi stone, two floors' worth of clay tiles and the antique bread oven which has been built into the kitchen. Take a tour and let your imagination start to work on this fascinating restoration project! For a full description of the property please visit our website En savoir plus ?

Casa Maurizio - PorticelloAn advanced renovation project for an experienced or adventurous developer, Casa Maurizio needs a lot of care and attention. In the long run though, we think it offers great value as a two-bedroom family home or a three-apartment guesthouse.Three storey townhouse with a roof terraceThe building has a footprint of about 35m2, and is built on three floors plus a little loft space and what will become the roof terrace. Each level has a pair of rooms, with the front ones facing west and overlooking the street. At present the upper windows have been closed up and the balconies fallen completely through, but by the time you have three new French windows in place the home will be full of natural light, especially in the afternoons. The ceilings are three metres or higher, and the staircases are one above each other on the south side of the property.Planning permission has already been given for the terrace, and this will transfer with the ownership. The only issue to be aware of is that the current certificate will expire in March 2026, meaning that if you're not able to get to work in a hurry you'll need to spend a little more on renewing it.A real renovation challengeThe entire property will need to be redone, with the only exception being the walls, foundations, ground floor and first staircase. The internal floors and ceilings will have to be rebuilt, as will the roof. As we mentioned before, the balconies are missing and all of the electrical and plumbing fittings will need to be added from scratch. Obviously plastering and decoration will be the final stage, along with fitting kitchens and bathrooms. The great advantage of a project that needs this much work is, of course, that you can really shape it to your own needs. If you want a top floor kitchen opening directly onto the roof terrace to make al-fresco dining a cinch, that's absolutely possible. On the other hand, maybe you see the investment potential of three independent apartments, each with a bathroom at the rear and its own self-catering facilities.A friendly, traditional village that's deceptively close to the cityWandering the quiet streets or enjoying an aperitivo in front of the tranquil marina of Porticello, you would have no clue that you were only twenty minutes from Italy's fifth-largest city. The peninsula of Capo Zafferano screens Palermo from view, and instead you have the lovely landscape of green hills rising up from the Gulf of Termini Imerese. However, you can get into Sicily's capital city in twenty minutes by car, and the same time if you take a train from the nearby Santa Flavia station. This makes Casa Maurizio perfect for someone moving to Palermo for work but dreaming of a quiet home life outside the city, or a regular visitor who needs to switch off from the world just 45 minutes from a major international airport. For a full description of the property please visit our website En savoir plus ?
