Terreno con Rustico - SelinunteWithin a kilometre of an iconic archaeological site and a remarkably beautiful beach, Terreno con Rustico in the town of Selinunte is a great piece of land waiting for the right buyer to put up a lovely family villa.7,000M2 of prestige building landThis plot is a long rectangle, a strip measuring 25m by 280m. Connected at one end to the main road that runs into Selinunte, it is flat, arable land with some fine olive trees that must be at least 80 years old, and a copse of about forty pines at the far end. The neighbouring land has not been extensively developed either, meaning that you won't have a feeling of being squeezed in, wherever you decide to put your new villa. There is an existing house about 250m from the road, but this is in very poor condition with questionable foundations, and will almost certainly need to be demolished. The size of the land means that you can build 240m2 of home, more than enough for a three of four-bedroom villa on two floors.A seafront nature reserve and ancient temples on your doorstepThe town of Selinunte is widely renowned for its archaeological park, the largest of its kind in Europe. The ruins of a Greek town have been painstakingly excavated over the years, with some of the most beautiful temples restored to a remarkable condition. If you build a two-storey home these ancient treasures will actually be on display from your upstairs windows and balconies. The park begins just 600m from the entrance to this plot.A less well-known but equally dazzling attraction is the Riserva Naturale Orientata Foce Belice. This protected area covers the beaches, dunes and tall grasses along the coast from Selinunte as you head east towards Sciacca and Agrigento. As well as providing a haven for all manner of wildlife it's a truly unbeatable spot to visit for a day at the beach. The four kilometre strip of sand offers more than enough space for all visitors and the remote location gives you a feeling of total escape from the cares of the world. This is just a kilometre away. For a full description of the property please visit our website Meer weten?

Appartamento Porto - PalermoA modern studio flat on the eighth floor of a Palermo block, Appartamento Porto would make a very convenient base in the city.A simple but effective studio with a great balconyThe apartment measures 30m2, and over 25m2 of this is given to a single open-plan living space. The majority is a rectangular area with space for sleeping, work and relaxation. At the far end is a bathroom with a tub and shower attachment, and a kitchenette.Along the long side of the space, a balcony follows the southern wall for the entire length of the flat. Two windows look out onto this, and a double French window gives you direct access. It's just a few centimetres too low to offer a sea view to someone of average height, but if you're very tall you may catch a glimpse of the water!Sold turnkey, ready for immediate occupationThe apartment is furnished and, although you may well want to update some of the contents, it is ready to be used straight away. There is a double bed, sofa, desk and two wardrobes. The windows are modern and efficient, with dark roller blinds to help you get a good night's sleep. The kitchenette is fitted with cupboards, a sink and a worktop. There's a washing machine and fridge. The vendor has previously made use of an electric hotplate and free-standing mini oven for cooking needs. The bathroom has a lightly patterned tile on the walls and floor, as well as the usual ceramics. An easy-TO-navigate neighbourhood of a fascinating cityThe neighbourhood, unlike some of Palermo's more historic districts, is quiet and residential, although some of the units on the lower floors of the building are given to office space and other commercial uses. You will find a supermarket very close at hand, as well as many other shops, restaurants and bars. The city centre is a walkable 20-30 minutes away.Public transport links are good, with plenty of buses and a train station five minutes' walk from the front of the building. The port and the ferry terminal are especially convenient, and the airport can be reached by car in half an hour. For a full description of the property please visit our website Meer weten?

90041 Balestrate

Casa Antonella - BalestrateWith a fabulously convenient location and a recent renovation, Casa Antonella is a perfect pick for a buyer who wants a medium-sized holiday home they can use or rent out with complete convenience.A perfect position for flying visitsThe little villa lies thirty kilometres west of Palermo, with the city's busy airport only half an hour away by car. In the other direction is the great West Sicilian city of Trapani, with the ferry port that connects you to the sensational Egadi Islands and a growing international airport of its own. As well as being able to come and go with ease, then, you'll also be right around the corner from some of Sicily's most beautiful and intriguing landmarks. Besides those two cities you can also reach Marsala, Castelvetrano and Medieval Erice in under an hour, and the idyllic beaches of the Zingaro nature reserve are just across the bay. Not that you even need to travel that far to find a beautiful bathing spot – the closest sandy beach is only a kilometre from your front door.Renovated and ready to useThe home has recently been re-done, both indoors and out. Only the front door and windows are somewhat in need of an upgrade. Everything else is smart and modern, especially the replastered fascias and newly-installed kitchen. As well as this kitchen you'll find a pair of double bedrooms with southern aspect, a bright living room that overlooks the garden, a spacious bathroom with a tub and two ample storerooms. Outdoors the gardens have some nice medium-sized trees including olives and an orange, and an outdoor shower. There is off-street parking for a couple of vehicles.Create the perfect roof terraceIf you can find the capital, we think Casa Antonella has the potential for one final adjustment that would create a fabulous family space and send its rental or resale value through the roof (pun somewhat intended). The current terrace is a narrow strip that hugs the line of the supporting walls on two sides. It gives you a sea view to the north and you could put a narrow table up here or use it for drying clothes, but it's not nearly maximising the potential of the roof.If you can find the funds to flatten the sloping surface and create a walkable terrace that covers the whole area of the villa, you would really be unlocking the potential of the property. This huge elevated expanse would give you a great panorama of the Gulf of Castellammare, and all the space you needed to relax, eat outdoors and soak up the sun. You could even put a little outdoor kitchen up here and it would be unbeatable. For a full description of the property please visit our website Meer weten?

90014 Casteldaccia

Appartamento Peter - CasteldacciaOffering a magnificent view of the Gulf of Termini Imerese from its seventh-floor terrace, Appartamento Peter is a three-bedroom family apartment just 400m from Sicily's north coast.100M2 of indoor space, plus balcony and 20M2 terraceThe roomy home is split into seven rooms on either side of a central corridor, but there are relatively few architectural limitations on opening up some of the space into larger and more versatile living areas if you'd like to make things a bit more open and fluid. Two bathrooms (one with a shower and the other with a tub) are just right for the three bedrooms, and as things stand you'll get a separate kitchen, dining room and living room as well as a utility room. The balcony on the south side is wide and sunny. It's well-finished in terracotta tile and a smart railing, and is home to the gas boiler that powers the (rare, for Sicily) central heating system. The terrace to the north is on another level, however. With a peerless sea view its 20m2 of space are more than enough for outdoor cooking and dining. It will certainly be a focal point of your home life all year round.Only needs redecoration and cosmetic touch-UPSThe apartment is in need of a paint job and some minor tweaks, as detailed in our full listing (see below). It is, however, in very fair shape overall, with no humidity issues or cracks to be found indoors. Some weathering on the concrete pillars outside will be the responsibility of the residents' association. The electrical and plumbing systems work well and aren't in need of any immediate investment, and the kitchen has been built to last in the characteristic Sicilian style.Perfect location for city and seaCasteldaccia is home to about 10,000 people, but is fantastically positioned to give you the best of everything Sicily has to offer. The nearest beach is only a kilometre away, and you'll find warm, clear water with a gentle entry and calm seas thanks to sea defences. The town, a short walk to the south, has all of the shops and services you'll need for day-to-day life.A train station just five minutes away will bring you to central Palermo in twenty minutes and to Cefalù in only a little over half an hour. If you prefer to drive, the E90 motorway is on your doorstep and you can reach almost any of the island's major landmarks in a couple of hours by car.For a full description of the property please visit our website Meer weten?

Both have shared access to the little community's private swimming pool. Both have been well maintained. You'll find a living room with a kitchen on the ground floor, and upstairs are a pair of bedrooms and a really nice bathroom with a shower. The main entrance is from the courtyard at the centre of the residence, but the guest bedroom has a back door onto the alleyway which runs behind the complex. The master bedroom has a fabulous view of the roofs of Rodì and the green hills that encircle it.ONE-bedroom home with roof terraceThe second apartment measures 68m2, with a single open-plan living space upstairs and a bedroom with an en-suite downstairs, It has a pair of terraces – one on the roof which is built over the bathroom, and another in wood which is lower town, overlooking the swimming pool. The former gives you a little bit of sea view in the distance. The living room is a bright and cheery space, with a sturdily built and colourful kitchen including an oven, fridge freezer and washing machine. The bedroom is partially underground, cosy and warm even in the short Sicilian winters.Peace and quiet in this friendly rural settingEverything you'd imagine a small Sicilian village to be, Rodì Milici is rustic and ravishing. There are enough visitors in the season that some of the apartments in the residence do a good trade as rental homes, but nothing here feels like it's for the benefit of visitors. You can live on local produce and sleep and wake to the rhythms of nature. The lovely Tonnarella beach, barely ten minutes away, gives you clear waters and stunning sunsets, and the green slopes of Mount Etna and the Nebrodi Natural Park are both just around the corner. Villa Due Mari - MondelloAn absolute jewel of a family home, the stately Villa Due Mari is just 300m from the beach of trendy Mondello. An incredibly rare opportunity to buy into the great Sicilian summer experience, it dazzles with immaculate renovation work and perfect presentation.Five bedrooms and three bathroomsThe villa is spread across three floors, with a living room-diner and kitchen on the ground floor, four bedrooms on the first and a self-contained flat on the second. In total there is a huge 240m2 of indoor space, including a wide marble staircase that wraps around an fully functioning elevator. Two kitchens, one in the flat under the eaves, give you the flexibility to entertain in different configurations or perhaps to retain a live-in housekeeper or property guardian. Everything is in pristine condition, and the home is sold fully furnished, inclusive of all contents shown in our virtual tour and photography.A green lawn and an irresistible swimming poolThe 400m gardens are fully enclosed and offer numerous possibilities for family time or entertaining. On the street-side of the west-facing property you will find a small front garden and off-street parking for one car. A flight of steps leads up to a long, open front porch. To the rear is a beautiful deep portico offering 55m2 of covered outdoor space. If we were buying the villa we'd consider enclosing it with glass to hold a winter garden and give us extra living space all year round, but it's stylishly designed and refreshingly cool just as it is. Beyond this, the well-kept lawn leads to the 7x3m swimming pool, an invaluable addition to a home in such a popular location.Beauty and Style, at Home and Around the Corner Mondello is officially a district of Palermo, but has its own distinct identity and is separated from the main city by the towering rocky outcrop of Monte Pellegrino. It is an exquisite natural bay, with a deep white sandy beach and picture-postcard turquoise sea. The gentle entry to the water and shelter offered by the bay makes it an unbeatable spot to bring young children or less confident swimmers. It has been the go-to summer escape for citizens of Palermo since the town's elite started to build villas here at the turn of the twentieth century. The immediately recognisable Liberty architecture, an offshoot of the Art Nouveau movement, was once the prevalent style throughout Palermo, but widespread rebuilding work in the 1960s saw much of it sadly lost. Villa Due Mari is a beautiful example of the style - a time capsule and a piece of the region's cultural heritage. Even better, it stands on the famous via Margherita di Savoia, a central avenue which is noted for its collection of well-preserved Liberty homes. For a full description of the property please visit our website Meer weten?

90017 Santa Flavia

Casa Maurizio - PorticelloAn advanced renovation project for an experienced or adventurous developer, Casa Maurizio needs a lot of care and attention. In the long run though, we think it offers great value as a two-bedroom family home or a three-apartment guesthouse.Three storey townhouse with a roof terraceThe building has a footprint of about 35m2, and is built on three floors plus a little loft space and what will become the roof terrace. Each level has a pair of rooms, with the front ones facing west and overlooking the street. At present the upper windows have been closed up and the balconies fallen completely through, but by the time you have three new French windows in place the home will be full of natural light, especially in the afternoons. The ceilings are three metres or higher, and the staircases are one above each other on the south side of the property.Planning permission has already been given for the terrace, and this will transfer with the ownership. The only issue to be aware of is that the current certificate will expire in March 2026, meaning that if you're not able to get to work in a hurry you'll need to spend a little more on renewing it.A real renovation challengeThe entire property will need to be redone, with the only exception being the walls, foundations, ground floor and first staircase. The internal floors and ceilings will have to be rebuilt, as will the roof. As we mentioned before, the balconies are missing and all of the electrical and plumbing fittings will need to be added from scratch. Obviously plastering and decoration will be the final stage, along with fitting kitchens and bathrooms. The great advantage of a project that needs this much work is, of course, that you can really shape it to your own needs. If you want a top floor kitchen opening directly onto the roof terrace to make al-fresco dining a cinch, that's absolutely possible. On the other hand, maybe you see the investment potential of three independent apartments, each with a bathroom at the rear and its own self-catering facilities.A friendly, traditional village that's deceptively close to the cityWandering the quiet streets or enjoying an aperitivo in front of the tranquil marina of Porticello, you would have no clue that you were only twenty minutes from Italy's fifth-largest city. The peninsula of Capo Zafferano screens Palermo from view, and instead you have the lovely landscape of green hills rising up from the Gulf of Termini Imerese. However, you can get into Sicily's capital city in twenty minutes by car, and the same time if you take a train from the nearby Santa Flavia station. This makes Casa Maurizio perfect for someone moving to Palermo for work but dreaming of a quiet home life outside the city, or a regular visitor who needs to switch off from the world just 45 minutes from a major international airport. For a full description of the property please visit our website Meer weten?

Villa Marina - Sant'AlfioOffering a completely unique set of views, Villa Marina, just west of the village of Sant'Alfio in the province of Catania, is an almost mystic spot, connected to all of the elements.Water and fireNearly 700m above sea level, the detached villa is just seven kilometres inland, meaning that it enjoys an unobstructed view of the Ionian Sea over the resort town of Taormina. On a clear day you can even see the Italian mainland, 50km away across the Straits of Messina. The front garden is a perfectly manicured spot from which to enjoy this viewThe back garden, by contrast, is wild and a little rugged. Planted with 30 mature oak trees, it seems almost fantastic on a cloudy day. Beyond it, the natural park of Mount Etna begins almost immediately, meaning that at night you will have an unmatched view of the eruptions and lava flows.Air and earthThe mountain air is invigorating, and the only sounds you'll hear in this remote location are the birds and the rustle of the tall trees of your front garden in the sea breeze. The villa is an historic old stone structure, with the thick walls of the original construction on full display. They're hewn from a dark, local stone that once came from the volcano itself. The property has been completely renovated in the past two years, with a new roof, a fabulous outdoor kitchen and a total overhaul of the open-plan, barn-style interior. You'll love the brightness that comes in through the large windows, especially in the morning when the early sun shines straight into this east-facing home.Sold fully furnished, in perfect conditionAside from the open plan living space, with areas for cooking, relaxing and eating, there is a cosy double bedroom with ample cupboard space, and a home office built up on a mezzanine floor. The bathroom is compact but stylish, with a cubicle shower, and a laundry room has been built in a little outbuilding behind the property.Villa Marina is sold as seen, with all fixtures and fittings included for the most convenient possible move to Sicily. If you're heading into the centre you can save yourself the stress of hunting for a parking space by taking the train from Santa Flavia station, only five minutes from your front door on foot. This can also take you to the eastern Sicilian city of Messina, the stunning beach of Cefalù or the airport on the other side of Palermo. On days when you want to take it easy, the nearest beach is only ten minutes away. For a full description of the property please visit our website Meer weten?

90018 Termini Imerese

Appartamento Giusi - Termini ImereseIn the friendly market town of Termini Imerese, just half an hour from Cefalù and Palermo, Appartamento Giusi is a cosy little studio on the second floor of a corner terrace townhouse with a lovely sea-view balcony. A complete renovation and full furnishingThe apartment is being fully renovated, and will be delivered with all of the work finished. You can expect a floor in Portuguese marble and windows in original wood with double glazing. The fitted kitchen will include an oven, induction hob and fridge freezer decorated with a backsplash in local majolica tiling. Everything is well lit thanks to the French windows that lead you out onto that lovely sea-view balcony. The bedroom area will have a 140cm bed and a high quality mattress to guarantee you a comfortable night's sleep. The bathroom will include a box shower as well as a washing machine, plus the usual suite of ceramics. A small washroom will link this to the main body of the apartment, and from here you will also be able to access a storeroom at the far end of the building, under a flight of stairs.Offered for sale subject to pre-contractThe vendor is seeking a buyer who is prepared to make a deposit in order to finish the renovation work. The great advantage of this is that while you will still receive an apartment that is in pristine condition, you will avoid all of the hard work and frustrations that can come with renovating your own property. This is especially advantageous if you're buying in Sicily for the first time - we love our island but the pace at which things get done can take a bit of getting used to! So we see the pre-sale agreement as a really big point in favour of Appartamento Giusi.A practical location moments from the seaTermini is a very traditional Sicilian town and although it has an abundance of history, it is in no way spoilt by tourism. The nearby ruins of the ancient spa town of Imera are a short drive away, and the castle and medieval village of Caccamo can be reached in 20 minutes. Beach lovers will be amazed by how easy it is to reach Cefalù by road or rail, with the Termini Imerese station only ten minutes walk from Appartamento Giusi. This can also bring you right into the heart of Sicily's intoxicating cultural and commercial capital, Palermo. With the sun-drenched sands of the Tyrrhenian coast on one side of you and the green hills of the Madonie Natural Park on the other, this is a stellar spot to give yourself a base in Sicily at such a tempting price. For a full description of the property please visit our website Meer weten?

90010 Gratteri

Casa Viola - GratteriA historic little home in the heart of one of our favourite Sicilian villages, Casa Viola in Gratteri is a real winner at the affordable asking price.Intelligently used space on four floorsThe cosy little town house in fact offers 95m2 of living space, with a simple floor plan that sees one main room and one secondary space on each level. Starting from the bottom, we find two double bedrooms on the lowest two storeys of the property, each of which is actually set below the street level but open at the far side thanks to the steep hillside on which the house has been built. On both of these floors is a bathroom with a shower, one an en-suite and the other accessed off the little landing. The ground floor proper has a hallway with plenty of space for storing coats, shoes and so forth. Around the corner is a living room with a miniature balcony. Finally, the top level is home to the kitchen-diner, with bench seating in a nook under the window and all the fittings you would expect. We've saved the best for last though – the square terrace lets natural light flood into the kitchen and gives you an unbelievably nice option for outdoor dining, with a panoramic view that takes in practically the whole of Gratteri and much of the green surrounding countryside. It's a real treat that everyone is certain to love.Traditional, warm and welcomingThe current owners of Casa Viola have put real effort into the presentation of the home, and you will find it in very good condition. There is no need whatsoever to renovate or invest anything beyond the purchase price. We particularly like the blue and white ceramic tiles which have been used throughout, and which give the property a really distinctive identity. You'll find them underfoot in the entrance, all the rooms and on the upper staircase, and they've also been used to fully tile the two bathrooms.Other charming and distinctively Sicilian features include the exposed roof timbers on the ceilings of the bedrooms and kitchen. Up here you will also surely be charmed by the built-in brick oven, right in the middle of the room. It's not something you'll use every day - and as you can see there is also an alcove that's perfect for a more modern oven – but it does make a great centrepiece and on special occasions you can prepare your food in the historic style of the region.Natural wonders in all directionsGratteri is a scenic spot in the middle of the Madonie Park, with wonderful views and enticing driving roads and hiking trails in all directions. If you like your outdoor time a little more sedate, it's just seven kilometres to the north coast, where you'll find golden sandy beaches in all directions. A particular highlight is the iconic beach town of Cefalù, which you can reach in half an hour. For a full description of the property please visit our website Meer weten?

90010 Gratteri

Casa Maurizio - GratteriA two-bedroom home on three storeys, Casa Maurizio in the idyllic Madonie Park village of Gratteri is available at an enticing price.80mq of beautifully maximised living spaceThe floor plan of Casa Maurizio is a simple one, with a versatile living room on the ground floor and two bedrooms above. You'll find a bathroom with a shower on both the ground and top levels, and there is also a handy loft space above the stairwell off the second bedroom. The second floor also offers a small balcony, from which you can enjoy views over the nearby rooftops to the green hills and rocky mountains of the Madonie. We found the ground floor especially welcoming, with the single space having been laid out to accommodate a cosy lounge area, a dining table and a Sicilian-style built-in kitchen. This is simple but effective, with a gas hob, sink, marble worktop and fridge freezer. The food preparation area is especially well-lit, with natural light from a street-view window.Beautiful Renovation Work on Show and Behind the ScenesThe property was entirely renovated by the current owners, both structurally and cosmetically, and the work is top class. Hidden away out of sight are the insulation on the wooden roof and the flue system which carries heat from the open fireplace on the ground floor up throughout the entire house. The fascia has been completely refreshed, with modern wooden windows and external shutters.Perhaps our favourite element of the work is in the interior design choices, though. The living room is a mix of warm yellow plaster and exposed stone, balancing historic charm with sunny tones. Above your head the original wooden timbers of the ceiling are perfectly showcases, and underfoot a dark ceramic tile perfectly picks up on those natural shades. The stairs and first floor bedroom have a charming local tile pattern.A natural park steeped in tradition and filled with dazzling viewsThe village of Gratteri is home to around a thousand people, of which over twenty families have bought their homes through our agency. We are always delighted to recommend the charming hilltop hamlet for its panoramic views and welcoming locals. It's found about 700m above sea level, and convenient for exploring the whole of the Madonie Park. Within twenty minutes you can be down at sea level, on the beaches of the island's north coast which include the unforgettable seafront of Cefalù, only a 25 minute drive away. For a full description of the property please visit our website Meer weten?

90014 Casteldaccia

Villa Tiziana - CasteldacciaAn oasis of calm fifteen miles outside Palermo, Villa Tiziana is an elegant six-bedroom home with sea views and a shady garden.A phenomenal location, almost at the water's edgeOne kilometre east of Casteldaccia in the province of Palermo, between the state road and motorway that follow Sicily's north coast and the shore of the Tyrrhenian Sea, a little stretch of residential development follows the sandy beaches. This is a quiet neighbourhood characterised by large villas organised along private cul-de-sacs, and midway along one of these we find Villa Tiziana. The street is gated, with the maintenance costs of the private road shared by a small number of residents. In return they enjoy private access to a lovely little sandy bay, which is otherwise reachable only by sea. From the northern corner of the semi-detached property to the water's edge is not even 100m as the crow flies – you will be able to hear and smell the salt water from every outdoor space of your huge Sicilian beach house.A huge, versatile villa sleeping a dozen in comfortThe three storeys of this semi-detached villa are efficiently divided, with a minimum of passageways and hallways and an emphasis on community. Everything indoors begins from the 45m2 living room-cum-diner; a focal point for family life that connects to the gardens, the kitchen, a bathroom and three bedrooms.Upstairs a sunny landing leads you to three more double bedrooms, each of which opens directly onto the deep open terrace. From here you can take an external staircase up to the flat roof, from where you can enjoy a fantastic 360 degree panorama that takes in lush green hills, pristine white homes and sparkling turquoise sea, all under the vast blue canopy of the Sicilian sky.Underground, a basement offers storage space across the full size of the building; over 60m2 which could in the future become a home gym, family room or even a studio apartment.Furnished and habitable: no further investiment neededThe vendors have only made Villa Tiziana their summer home, meaning that despite being nearly half a century old it has aged very well. A pair of the bedrooms downstairs are recent additions, and one of the upper ones has been renovated with a new floor and a lovely feature wall. Any renovation work would be purely a question of personal taste, priorities or aesthetics. The windows are single-glazed but beautifully made in solid wood. The bathrooms are original from the 1980s, but still work with no issue. The outdoor kitchen could be refreshed but the stone ovens are there forever. The basement would need work to be used as a living space, but does the job of a large storeroom perfectly. For a full description of the property please visit our website Meer weten?
