WELCOME TO HOEVE HOFGAARDE Our energy-efficient holiday homes, complete with air conditioning, offer a cosy home from home for families, friends and business travellers. Explore the beautiful Haspengouw countryside, soak up the culture in Tongeren, Liège, Hasselt or Maastricht, or enjoy a well-earned break at our welcoming bar, Terras 133. De Kersengaard is our ground-floor apartment, accommodating 1 to 3 guests. It has one bedroom, an adjoining room with an additional bed, a bathroom and a spacious living area with an open-plan kitchen. In the communal courtyard you will have your own terrace and a private parking space. There is also room for your bike in the shed. FACILITIES - Fully equipped kitchen with a dishwasher, electric hob, oven, microwave, fridge, freezer, filter coffee machine, kettle and kitchenware - Dining table with four chairs - Cosy seating area with a TV with Chromecast, two armchairs (one leather armchair with an electric reclining function) and a three-seater leather sofa - Bedroom with one double bed and one single bed - Adjoining room (without a window, accessed through the bedroom) with one single bed, a washing machine, drying rack, ironing board, iron, vacuum cleaner and cleaning equipment - Bathroom with a walk-in shower, washbasin and toilet - Private terrace with a table and chairs in the communal courtyard - One allocated parking space in our car park for vehicles under 2.10 m high, plus free on-street parking - Shared bicycle storage - Cot (€10), high chair and changing mat available on request - Free Wi-Fi - The apartment has an automatic climate control system for heating and cooling. There is no guest thermostat; the host manages the settings. Preferred temperatures and operating times are discussed on arrival and accommodated as far as reasonably possible, taking comfort and energy use into account. Keep doors and windows closed as much as possible: the system switches off automatically if they are left open too long. - Towels and bed linen included - Utilities included, subject to normal usage - Kitchen roll, hand soap, aluminium foil, washing-up liquid and cleaning products provided at the sart of your stay. One toilet roll and some coffee and tea are also provided to get you started. - Weekly cleaning and linen change are included and take place on an agreed weekday morning. Guests must ensure that the apartment is tidy and all dishes are washed beforehand so that cleaning can be carried out efficiently. - Final cleaning is included, unless the property is left excessively dirty. All used kitchenware must be cleaned before departure, and rubbish must be sorted and placed in the correct bins. - Pets are welcome (€10 surcharge per pet per week, maximum 2 pets), but they are not allowed on the furniture. A medium-sized dog bed, towel, food bowl and water bowl are available upon request. - Guests also have access to a fully fenced, private off-lead dog exercise field approximately 300 metres from the property, where dogs can run and play freely. The field is exclusively for our accommodation guests and may only be used when no horses are in the field. - Our seasonal bar, Terras 133, is located on the property and offers a selection of drinks and small snacks. The bar is open Tuesday to Sunday, including public holidays, from 11:30 to 18:00 (April–September) and 13:00 to 17:00 (October–March). CHECK-IN - Standard check-in is between 16:00 and 21:00. - Check-in outside these hours is only possible by prior arrangement and carries a €20 surcharge. This applies to arrivals between 11:30 and 16:00 and between 21:00 and midnight. Without prior arrangement, we cannot guarantee check-in outside our standard hours. - Check-in after midnight is not possible. CHECK-OUT - Check-out is between 07:00 and 10:00. Please ring the doorbell at the owners’ private home when you are ready to leave. - Late check-out until 18:00 is only available by prior arrangement, subject to our cleaning schedule and provided no new guests are arriving that day. The additional charge is €100 on Fridays and Saturdays, and €75 on all other days. BREAKFAST OPTIONS - A generous breakfast basket is available on request at €19 per adult and €12 per child under 11. - If you need an early start or are short of time, we also offer breakfast on the go at €9.50 per adult and €7.50 per child under 11. This convenient takeaway breakfast includes a filled bread roll, a drink, a biscuit and a piece of fruit. - Please order breakfast by 18:00 the day before. HOUSE RULES - Smoking is not permitted inside the accommodation (€150 fine). Outdoors, smoking or vaping is only permitted on your private terrace or in the designated smoking area. - Quiet hours are between 22:00 and 08:00. - Please do not play music or make calls on speakerphone in the courtyard. - Visitors are welcome between 08:00 and 22:00, provided you inform us beforehand. Overnight visitors are only allowed with our permission. - Please avoid leaving doors or windows open for extended periods. To conserve energy, the automatic climate control system switches off automatically if they are left open too long. - Dogs must be kept on a lead throughout the grounds and taken off the premises to relieve themselves. They must not cause a nuisance and are not allowed on the furniture. A €150 fine applies if a pet soils the furniture or linen (except for the dog towel of course). - Under Belgian law, waste must be separated into PMD (plastic packaging, metal packaging and drinks cartons), food and garden waste, paper and cardboard, glass, and general waste. Please sort your waste correctly throughout your stay. Separate bins and a sorting guide with explanations and pictograms are provided in the kitchen. - When using the oven, please use the aluminium foil provided and remove any grease or food residue afterwards. Please wipe up any spills on the hob promptly to prevent them from burning onto the surface. - For safety reasons, it is not permitted to enter the horses’ paddock without the host's permission and supervision. BEFORE CHECK-OUT - We do not charge a cleaning fee and expect guests to treat the property with care. Our final clean covers routine cleaning; it does not include washing up, removing burnt-on or dried-on food, or cleaning excessively dirty rooms or toilets. - Please ensure that all kitchenware you have used is clean, dry and neatly put away. The oven, hob, microwave, fridge and freezer must also be free of food residue, including burnt-on or dried-on food. - Please place your rubbish and recycling in the appropriate bins in the shed beside the on-site car park. A separate container is provided there for glass. - Please place used towels in the laundry basket. - Close all windows and doors and switch off lights and appliances. - Please make sure to check out by 10:00 unless otherwise agreed. OTHER THINGS TO NOTE - Our check-out instructions are also provided at the front of the guest information folder in the apartment. - A security deposit of €500 is required. This deposit will be refunded after check-out, provided the property has been left in good condition and no additional charges apply. Any applicable charges may be deducted from the deposit. If these exceed €500, an invoice will be issued for the outstanding amount. - Additional cleaning: If the property requires cleaning beyond our routine final clean, an additional charge of €25 per person for each extra hour or part thereof will apply. As cleaning is carried out by a team of two, the total charge is €50 per additional hour or part thereof. - Additional charges or compensation may also apply in the following cases: * Theft * Damage to the holiday home or grounds * Excessive electricity or water consumption * Littering or leaving dog waste on the grounds, including discarded cigarette butts * Smoking indoors (€150 charge) * Soiling of furniture or linen (€150 charge) Any deductions from the security deposit will be itemised and explained. Where applicable, additional costs exceeding the deposit will be invoiced separately. - Roadworks continuing until the end of 2027 may cause some disruption during working hours. Most of the work on our part of the street will be done before Christmas 2026. Vehicle access to our courtyard car park should remain possible most of the time. We will inform guests in good time of any closures or diversions. If our car park is temporarily inaccessible, there is ample parking in the surrounding streets.
