Description
SUMMARY A 469 m2 private mansion (1932) on the quiet street facing the Abbaye de la Cambre gardens — the diplomatic heart of Brussels, one street behind Avenue Louise. Five floors served by a private elevator, new whisper-quiet air conditioning throughout, five marble bathrooms, a full-width reception floor, south-east terrace, private 2-car garage with EV charging. The house is offered in curated-minimal condition: architectural volumes, oak floors, period fireplaces and designer kitchen — deliberately left uncluttered. Essential sleeping and dining pieces can be provided; families and missions shipping their own furniture and art are equally welcome. This is a residence you inhabit on your own terms, not someone else’s decorated apartment. Extended stays only (92 nights minimum): diplomatic postings, relocating families, senior executives on assignment. 3. THE SPACE • Garden level — guest suite / studio with bathroom, laundry, cellar, technical rooms. • Ground floor — entrance gallery, double reception with period fireplaces, direct garage access. • First floor — full-width living and dining floor, designer open kitchen, terrace access. • Second floor — principal suite with dressing and en-suite marble bathroom; second bedroom + bathroom. • Third floor — two bedrooms, two bathrooms. • Top floor — panoramic room under the eaves; office, atelier or fifth bedroom. Interior condition: high-end 2012 renovation, presented gallery-bare. Furnishing tiers available — see Section 7. 4. AMENITIES • New air conditioning throughout — exceptional in Brussels heritage houses • Private elevator serving all floors • Private garage: 2 cars + EV charger • 5 marble bathrooms + 2 WCs • designer kitchen • laundry room • Fiber internet • gas central heating • south-east terrace • cellar storage 5. LOCATION Rue de l’Aurore faces the Abbaye de la Cambre and sits one street from Avenue Louise — the address of choice for ambassadors’ residences. Louise flagships, the Bois de la Cambre and Michelin dining within a 10-minute walk. EU quarter 10 minutes, NATO ~20, Midi (Eurostar) 12 by car. 6. HOUSE RULES / OTHER THINGS TO NOTE (verbatim for listing) • Minimum stay 92 nights. Extended-stay residence, not a holiday rental. • A rental agreement (Belgian short-duration lease) must be signed before check-in — this is disclosed here as required by the platform. The lease includes a professional expert inventory at entry and exit, and a refundable security guarantee (Section 8). • Maximum [6] registered occupants, named in the lease. Strictly residential use; no events, no client-facing business on site, no smoking; pets on request. • Occupants must hold tenant liability insurance (RC locative) valid in Belgium — certificate before key handover. Corporate sponsors may provide a group policy. • Utilities included to a fair-use cap of €[600]/month; excess re-billed on meter readings. • Available from [handover date]. Viewings by appointment. 7. PRICING & FURNISHING TIERS (platform settings + lease) • Tier 1 — Blank canvas (unfurnished): €[9,900]/month. For diplomatic families and missions shipping their own container. • Tier 2 — Essential luxury (beds, dining, lounge, curated minimal): €[11,900]/month. Furniture under rental contract, replaced-as-new policy. • Platform display: nightly anchor €[420] with monthly discount landing on the Tier-2 effective rate; extra occupant above [6]: €[25]/night; one-off professional cleaning €[450]. Rationale: Tier 1 targets the embassy segment (they furnish; you avoid 100% of furniture wear — the Overijse lesson); Tier 2 targets executive teams at serviced-apartment-beating cost. Platform fees ~15% — route repeat and referred tenants to direct lease. 8. SECURITY ARCHITECTURE — WHY THE DEPOSIT LIVES IN THE LEASE, NOT THE PLATFORM Design principle: never depend on a platform resolution centre for damage recovery. All protection sits in Belgian-law instruments that a Juge de Paix actually enforces: • 1. Refundable security guarantee of €[20,000] (≈ 2 months Tier-2), constituted before key handover as EITHER a blocked/escrow account in the tenant’s name (Belgian standard) OR a first-demand bank guarantee from the corporate sponsor. Never cash to the owner’s account (unenforceable optics), never the platform damage flow. • 2. Expert inventory (état des lieux) by a certified surveyor at entry and exit, cost shared 50/50 — in Belgium this document is near-irrebuttable proof of condition; it is what makes the guarantee actually collectible. • 3. Mandatory tenant RC-locative insurance — for real damage (fire, water, broken marble) the insurer pays, not a goodwill process. The certificate is a condition of key handover, not a request. • 4. Curated-minimal interior — the cheapest insurance of all: what is not there cannot be damaged. Tier 1 removes furniture risk entirely; Tier 2 furniture is on a rental contract with as-new replacement pricing agreed upfront. • 5. Lease clauses: liability for occupants and guests, deduction from guarantee on the basis of the expert exit report, Juge de Paix of Brussels competent. : “Your furniture. Your art. Your residence.”
