Casa Maurizio - PorticelloAn advanced renovation project for an experienced or adventurous developer, Casa Maurizio needs a lot of care and attention. In the long run though, we think it offers great value as a two-bedroom family home or a three-apartment guesthouse.Three storey townhouse with a roof terraceThe building has a footprint of about 35m2, and is built on three floors plus a little loft space and what will become the roof terrace. Each level has a pair of rooms, with the front ones facing west and overlooking the street. At present the upper windows have been closed up and the balconies fallen completely through, but by the time you have three new French windows in place the home will be full of natural light, especially in the afternoons. The ceilings are three metres or higher, and the staircases are one above each other on the south side of the property.Planning permission has already been given for the terrace, and this will transfer with the ownership. The only issue to be aware of is that the current certificate will expire in March 2026, meaning that if you're not able to get to work in a hurry you'll need to spend a little more on renewing it.A real renovation challengeThe entire property will need to be redone, with the only exception being the walls, foundations, ground floor and first staircase. The internal floors and ceilings will have to be rebuilt, as will the roof.
